Shore Spotlight: Margate & Longport

by Scott Zielinski

Have you considered buying a home down the shore? Whether you plan to purchase a primary or secondary residence in Margate or Longport, here's your guide on what to expect living in these local shore points:

Margate

General Info: Located in Atlantic County, Margate City is reported to have a smaller population of only about 6,000 residents. Aside from enjoying life at the beach, there is a lot to do in Margate from local restaurants to bars, shopping, sightseeing and beyond. Many of Margate's public schools are well rated according to GreatSchools.org.

Many residents enjoy Margate as it offers somewhat more of a "suburban" feel over other shore points with unique properties that can feel more like a "true" neighborhood.

Sightseeing: Margate is known for their beach, but most famously for Lucy the Elephant! Lucy is a very unique historic landmark that was built in 1881 by James V. Lafferty, Jr. in hopes of selling parcels of land located on the beach in Margate, NJ.

Restaurants: There are a lot of amazing dining options in Margate! Here are some of the most popular and top-rated choices: Sofia Restaurant (Mediterranean) | Ventura's Greenhouse Restaurant (Italian) | Robert's Place (Seafood, Bar Bites) | Steve & Cookie's By the Bay (American)

Property Taxes: Margate's tax rate is 1.548% as of 2021.

Average Home Price: Zillow's data currently states that the average list price for homes in Margate City stands at about $719,179 as of January 2022.

Longport

General Info: Longport is another great place to live if you love the beach, especially if you're looking for a more "quaint" location. The population of Longport is really small at about 900 residents and this borough is less than 2 square miles in size.

Longport and Margate are both close to Atlantic City and many other shore points with lots to do! Longport's beaches do not draw as many tourists as other shore points and offers more of a "suburban" feel and relaxed atmosphere.

Things to Do: There are are many shore points and local attractions nearby Longport, but it's also important to note that your furry four-legged friends are in luck if you plan to move here. The Longport Dog Beach is a great spot for your best friend to run free off-leash all year-round! In addition to the benefit of having more secluded beaches (and a dog park), there are also great restaurants nearby, similarly to Margate!

Average Home Price: Realtor.com stated that the average list price in Longport was $892k as of January 2022.

Property Taxes: The 2021 tax rate in Longport was less than 1% ( .986%).
